Plenty of the homes we visit in West Palm Beach, Delray Beach, and Stuart were built decades before today’s electrical standards took shape. An electrical safety inspection gives you a clear, documented picture of where your home stands, no pressure, no alarm, just good information from a licensed electrician. When an Inspection Makes Sense
- Your home is 30 years old or more and hasn’t been looked over in recent memory
- Your insurance carrier has asked for a 4-point inspection at renewal
- You’re buying or selling a home in Palm Beach County or on the Treasure Coast
- You’re planning a renovation, an EV charger, or another large addition to your electrical load
- Breakers trip more often than they used to, or lights dim when big appliances start
The Insurance 4-Point Context
Florida insurers commonly request a 4-point inspection (roof, electrical, plumbing, and HVAC) before writing or renewing coverage on an older home. Our inspection covers the electrical portion in the depth an underwriter wants to see: panel brand and condition, wiring types, and the age of the service. If one of the electrical line items needs updating to keep your carrier happy, we’ll explain it plainly and handle the work under permit.
What We Check
- Panel condition, breaker operation, and circuit labeling
- Wiring types throughout the home: copper, aluminum, and cloth-insulated
- GFCI protection in kitchens, bathrooms, garages, and outdoor areas
- Grounding and bonding of the whole system
- Outlet, switch, and fixture condition, room by room
- Service entrance, meter can, and weather head
- Smoke detector power and placement
What You Receive
A written summary with photos, organized by priority: what’s in good shape, what’s worth watching, and what we’d suggest updating first. If everything checks out, we’ll tell you exactly that. An inspection that finds a healthy home is a good day for everyone.
If Something Turns Up
Aging panels are the most common follow-up. Our electrical panel upgrade page walks through what’s involved. If we find aluminum branch circuits or cloth-insulated wiring, our house rewiring page lays out the options, from targeted updates to a full whole-home refresh.
Inspection Questions
Is this the same as an insurance 4-point inspection?
A 4-point covers four home systems and is usually completed by a home inspector. Our inspection covers the electrical items in greater depth. Many Boca Raton and Jupiter homeowners use it to settle the electrical questions a 4-point raises, with a licensed electrician’s documentation to show for it.
How long does an electrical inspection take?
Usually one to two hours, depending on the size and age of the home. We walk you through what we found on the spot, and the written summary follows the same day.
What if my home passes with flying colors?
Then you’ll have the paperwork that says so: handy for insurance conversations, a future sale, and simple peace of mind. We never manufacture work out of a clean inspection.
