Jupiter Neighborhoods, and What Each One Asks For

The Panel Question in 1970s and 1980s Homes

Florida insurers ask for a four-point inspection once a home passes roughly thirty years, and the electrical page is where those reports stall. Salt Air Is a Maintenance Item, Not a Surprise

East of the Intracoastal, outdoor equipment fails in a reliable order: weatherhead and service mast, meter can, exterior disconnect, the whip and lugs at the AC condenser, then every outdoor receptacle cover on the property. NEC Section 300.6 requires materials suited to the environment they sit in, which near the inlet means stainless hardware, the right enclosure rating, weather-resistant receptacles, and extra-duty in-use covers. Nearly every pool here falls under NEC Article 680, and the piece that causes trouble is the equipotential bonding grid: a solid copper conductor tying the pump motor, shell steel, ladder anchors, and the perimeter surface within three feet of the water into one potential, so nothing in the pool area sits at a different voltage than anything else. It is invisible once the deck is poured, which is why it usually surfaces during a pump replacement or a screen enclosure job. Spas add their own rules, including a disconnect within sight of the tub and set back from the water. Pool and hot tub wiring is one of the few places a shortcut is genuinely dangerous rather than merely non-compliant.

Hurricane Season Load Planning

The time to sort out backup power is winter, not the week a cone appears on the forecast, and there are three honest options. A standby generator installation is the full solution: a permanent unit on its own pad with an automatic transfer switch, running on propane or natural gas, starting itself when the power drops. Expect the fuel side to carry its own permit alongside the electrical one, and expect the set to be anchored for Florida Building Code wind loads rather than simply placed.
